KPHB - Gachibowli needs an efficient public transportation system

One of the most busiest roads in Cyberabad region is JNTU, KPHB to Gachibowli. Though this road is a traffic signal free road thanks to multiple flyovers, traffic moves at very snail pace in the route. As the route already has multiple flyovers, it may not be feasible to construct and run a full fledged Metro train service. However, there was a proposal for a  Elevated Bus Rapid Transit System (EBRTS) corridor from KPHB to Financial District which passes through Hitec City MMTS station, HICC, Hitex, MindSpace junction and Gachibowli in the yeat 2019 which never took off. Hopefully, the new Congress government takes it forward and free up the traffic nightmares in the route.

A2 Cow Milk vs A1 Cow Milk vs Buffalo Milk in Indian Context

There is a lot of confusion getting created because of content created online by so-called Social Media influencers, YouTube content creators regarding the A2 Milk and A1 Milk. On top of this, there are right-wing inclined people who always pushes their agenda on Cow Milk. Regarding this I have gone through many research papers and came to the below conclusion.

1. Basically A1 and A2 are protein types which are present in Milk.
2. As long as someone is consuming Buffalo milk, don't think anything about A1 or A2. Buffalo milk has A2 nature for all breeds. There is nothing like A1 Buffaloes. So, if you are from Telugu states one need not worry about milk as people here consume Buffalo milk
3. Cow Milk has A1 and A2 variants. But most of our Cows are desi breeds. If you are a Cow milk consumer, then better to choose A2 variants.

Ghee comparision

Basically A1 and A2 are protein types but Ghee contains 99% fat and no protein in it. So, there is nothing like A2 Ghee as there is no protein in it. There is no real value for A2 Cow Ghee over A1 Cow Ghee. Again, if you are Buffalo Ghee consumer, then there is no need to think about A1 vs A2.

So, do not invest your money in so called A2 Cow Ghee. It is just a marketing hype created by some dairy farms.

Why Cow Ghee is yellow in colour and Buffalo Ghee is white?

Cow Ghee is yellowish in colour because of presence of beta-carotene. So, is there no beta-carotene in Buffalo Ghee?

Beta-carotene is a precursor of Vitamin A. This beta-carotene when consumed by us, our bodies will convert it into Vitamin A. Whereas in Buffalo Ghee, beta-carotene is already converted into Vitamin A. So, the final Vitamin A value is same for Buffalo Ghee and Cow Ghee.

Hyderabad's Soaring Real Estate Costs Challenge Its Affordable Image

Hyderabad has now secured its place as among India’s most expensive cities for real estate. This drastic shift in the city's real estate dynamics raises concerns and redefines its reputation as an investment and talent hub.

A key factor that set Hyderabad apart from other major Indian metropolises was its affordability. This affordability attracted talent, businesses, and investors, contributing to its rapid growth. However, the city's new found status as an expensive urban center is gradually eroding this competitive edge.

The affordability factor was pivotal in making Hyderabad a magnet for IT companies, startups, and educational institutions. As the cost of living rises, this unique selling point could lose its charm, making it more challenging for the city to attract top talent and investment.

Real estate brokers are playing a significant role in shaping perceptions and driving demand. By skillfully leveraging the fear of missing out (FOMO), they create an urgency for buyers to enter the market. Hyderabad's real estate trends may be influenced by this phenomenon, causing prices to soar and leaving many questioning the sustainability of such growth. Also, significant investments come from Telugu NRIs, especially those hailing from the Coastal Andhra region. The abrupt change in Andhra Pradesh's capital from Amaravati to Visakhapatnam has led to an influx of individuals and businesses into Hyderabad, further influencing the city's real estate landscape. 

The future of Hyderabad's real estate market remains uncertain. Without strong fundamental reasons to support the meteoric rise in land prices, there's a risk of reaching a point where there are insufficient buyers for resale transactions. Yadargigutta, a locality situated just 70 kilometers from Hyderabad, already serves as a cautionary tale. Many investors in that region find themselves with locked-in investments, unable to sell their land when needed. This poses challenges for both investors and the real estate market as a whole. 

Also, the change in government in Andhra Pradesh could reverse the investment pattern back to Andhra region. For potential investors, waiting for a correction in real estate prices may be a prudent choice, especially given the risk of their hard-earned money flowing into the black market due to tax evasion practices.

Free Credit Score Check: What You Need to Know

In recent times, almost all payment apps come equipped with a feature to check your free credit score. This tempting offering allows users to access their credit report within the app, which then gets stored in the app's database. Andhra Pradesh leads EoDB rankings as on Oct 07

The latest exercise of EoDB rankings seems to be throwing many surprises. There are many states competing for the top rank this year. Most of the states crossed 75% mark in implementing business reforms. As the exercise is nearing the completion, it is going to be nail-biting competition for the top rank. As of today, Andhra Pradesh leads the rankings with 96.67% implementation. Telangana is in the second position with 95.77% implementation.
